PEXA is a secure online platform used to facilitate the electronic completion of property settlements. It allows conveyancers, lawyers, banks, and government authorities to exchange documents and transfer funds safely and efficiently.

At Settle Point, we utilise PEXA to streamline settlements, minimise paperwork, and ensure that your property transaction is completed accurately and on time.

A ‘Section 32’ statement, also known as a ‘Vendor’s Statement’, is a document that must be provided by the seller to the buyer before a property contract is signed in Victoria. This document is required under the Sale of Land Act 1962 and is designed to disclose key information about the property that may affect a buyer’s decision. The Section 32 will include details such as title information, mortgages, easements, zoning, rates, outgoings, and, when relevant, information about building permits or works under the Building Act.

The purpose of the Section 32 is to ensure buyers are fully informed about any issues or restrictions associated with the property. If a Section 32 statement is incomplete or misleading, the buyer may have the right to withdraw from the contract. For this reason, it’s important that the Section 32 is carefully prepared and reviewed before signing any agreement.
